Air Filters
Wanted to chat about air filters and the NEED to change them every 2 to 3 months, monthly for those with pets. If the filters are not changed, the furnace will be deprived of combustible air and a build up of particles will damage the components found in the furnace housing, including the circuit board, capacitor, flame sensor, and blower motor. This will cause the unit to stop providing heat and could be costly to repair.
If you are confused about how to change the filter, please call me and we will figure it out together. If the unit is damaged by tenant neglect, the cost will be tenant responsibility. Addendum A, #8 in part states: Tenant is solely responsible for maintaining the necessary and/or routine replacement of light bulbs, furnace filters, refrigerator filters and/or other general maintenance items mentioned herein or not.
There have been many units failing with the recent cold snap and appointments are hard to get and the costs are high. Please change the filters!

Please remember that it is your responsibility to take care of the snow removal. Most counties require this to be addressed 24 hours after the snow stops and includes all public sidewalks and walk to front door. For those with a corner house, it also requires the sidewalk on the side of the house. Also avoid using the corrosive salts and chemicals that will damage the concrete.
If unable, Nextdoor is a great place to find someone looking to make a little extra money during the winter months. I personally pay a young man in my neighborhood $15/ per snowfall.
